Two International companies sign leases at One Gateway

Joint agents Jones Lang LaSalle and Savills HOK are quoting rents from €300 per square metre for units in the Gateway development in the north Dublin docklands, where two international companies have signed leases for office space in the past week.

Freightwatch, a global supply chain risk management solutions provider, has taken a ten-year lease on 135 square metres on the ground floor of the scheme, while Colt Telecom Group will occupy 420 square metres on the first floor. The firms join CPM Architecture and developers Collen Group, who are renting the fourth floor and penthouse respectively.

Located on East Wall Road, between the IFSC and the East Point business campus, the Gateway development comprises almost 16,000 square metres of space over three buildings. It is convenient to the Dart, mainline rail, Dublin Bus, the Luas, and the Port Tunnel, from where there is access to the M1 and M50.

The offices are finished to a high specification and include suspended ceilings with recessed lighting, air-conditioning and reception areas. The quoting rent in One Gateway, which is ready for immediate occupation, is €300 per square metre per annum and car parking is €2,500 per car parking space per annum at a ratio of one space to every 150 square metres leased.

Prime, the centrepiece of the Gateway development, will be released to let early next year. It has been designed to provide accommodation for corporate headquarters, with its six floors ranging in size from 865 to 1,308 square metres.

Office suites in Three Gateway, which is complete, are currently available to buy. There are eleven suites ranging in size from 111 to 398 square metres over five storeys, and a combination of suites are available for larger requirements. Prices start from €750,000 including parking.

‘‘The Gateway buildings are designed to meet several different requirements for renting or for purchasing high quality office space in a well-located area and at an affordable price,” said Simon McEvoy of Jones Lang LaSalle. ‘‘They are in an area that is in the course of being transformed between the opening of the Port Tunnel, the new Point Village and the extension of the Luas and the suburban rail service.”
